Come to Hackney E8, the up-and-coming trendy London borough, coolest postcode in Britain (so the papers said, and so say we) and site of the best flat and flatmates in the city! If you've not considered it before, READ ON; now's the time!

We are 2 very friendly young pros who only met earlier in the year but are getting on swimmingly, and are looking for one last flatmate or couple to join us as soon as in a wonderful modern flat, be it to settle down before Christmas or get dug-in before term-time. You get your own proper double room (so not just a single room with a double bed), luxurious bathroom (hot water and power shower all day) and spacious kitchen. Big TV and home entertainment set (PS3, 360, Wii), now with COMPLETE Sky (HD, Sports AND Movies!), tumble dryer and dishwasher are all there as well; how many other flats can boast all that? Oh, and there's even a patio garden with gas BBQ and a beer fridge for the summer. Did we also mention the 20 Meg broadband?

Better yet, we're in a secure gated community in the peak of maintenance in a quiet neighbourhood and also have offroad parking. Thanks to two nearby stations, we are on the National Rail and London Overground; 5 minutes to Liverpool Street, 10 to Highbury or Stratford, 30 to Canary Wharf etc. and that's before you also consider the 15+ bus routes at the bottom of the street.

There's a 24-hour Tesco, as well as Sainsburys and Iceland and the Dalston Kingsland shopping centre, as well as Hackney and Dalston High Streets and Ridley Road market all just 10 minutes' walk away or less. Just a little exploration also reveals some of the city's finest cuisine and most happening nights out, and we're short trips from Brick Lane and Camden.

We've been a harmonious little household and have managed in the past to squeeze four of us in at time and seen some people come and go, so couples are welcome and new faces never phase us! We know when to eat, chat and play together and when to give one another some space, and we all muck in when it's tidy-up time!

To top all that off we've got a fantastic landlord as well; reliable, decent and professional, and Graham has been here nearly three years as longest-standing tenant, so now knows him very well indeed.

We welcome couples at a rate of approximately 1-and-a-half times the above figure (i. e. c. £880pcm) all in - this allows for rent at one-and-a-half times and all bills being split per head.

We welcome students too, though please be aware you may be subject to additional checks and may have to provide a guarantor at the landlord's discretion.
